    Sourcing Properties

    Manage Chicago is a licensed real estate broker. We actively seek out real estate deals daily that fit our pro formas. Manage Chicago is an approved receiver with the city of Chicago so we get many deals from vacant building court. We work exclusively with banks to buy directly from them - off MLS deals.

    Rehab

    As a licensed general contractor, Manage Chicago has rehabbed over 500 homes in the city of Chicago. We also build new homes in the Bronzeville neighborhood. We rehabilitate all of the properties we sell to investors, and we always take responsibility for everything related to property performance.

    Leasing

    Manage Chicago does all of its own leasing. We have 5 rock star agents who focus on finding great tenants in the Chicago Choice Voucher program (Section 8). We pick tenants up for section 8 or their homes - we get aggressive.

    With over ten years of experience in managing properties, Manage Chicago understands both the asset side of the business as well as the operational side. We are experts at passing CHA inspections, having passed over 3000. We understand being cost efficient and keeping in mind the owner's asset needs to meet a certain return each year. Manage Chicago is on the Owner Resource Council with the CHA, and we meet quarterly to protect owner's rights involved with the CHA program.

    Tenant Relations

    Manage Chicago has a dedicated staff to take care of all tenant relations. We have a strict rent collection policy, but we believe a key to success is tenant retention. This is why we provide tenant surveys after each work order to provide tenant retention for our investors. We start working 90 days in advance to get lease renewals completed.

    Customer Satisfaction

    At Manage Chicago we constantly strive to meet the needs of our clients. We provide owner statements every month using our state of the art web based software. Investors are paid their rent minus expenses prior to the 15th of each month. Each investor will have a direct property manager available for communication about any issues or questions. Work orders are also sent to investors in real time if requested.

Manage Chicago, Inc. offers our property management clients a full accounting of their investment and rental properties. Our accounting department is staffed with highly trained personnel that are able to provide complete accounting information to our clients. As your asset manager, it is our job to ensure your bottom line is protected.

Our Chicago accounting department provides reports to you on a monthly basis as well as year end. Our monthly reporting consists of a month end accounting of all income and expenses for each property.

Each property owner receives an owners statement, and if you have multiple rental properties, we provide a property statement for each property you own. We provide a copy of each item that is expensed on your account which is included with each statement.Every month we process owner's statements and reconcile each property owners' account and process payment to you at that time. Statements are postmarked on or before the 25th of each month. Owners may request additional statements at any time.

At the end of each year, we process a Form 1099 and a complete income and expense reporting. These accounting procedures are done in accordance with the time frame set forth by the Internal Revenue Service. Our current Property Management clients find our accounting practices to be very convenient and our statement easy to read and understand. Our accounting department is available to answer any accounting question you may have about any income or expense.
